Refers to Lebuh Strategy, a heritage business consulting practice registered and operating in Malaysia, with principal place of business at Unit 14-4, Sunway VeloCity Tower, Jalan Cheras, 55200 Kuala Lumpur.

"User" / "You" / "Your"

Refers to any individual or organisation accessing this website or engaging our consulting services.

"Services"

The consulting engagements offered by Lebuh Strategy, including Heritage Property Consulting, Retail Heritage Advisory, and Small Business Heritage Strategy.

"Agreement"

The binding arrangement formed when a client engages our Services, governed in part by these Terms.

"Deliverables"

Written reports, recommendations, and observations produced during a consulting engagement.

2. Acceptance of Terms

By accessing this website or entering into a consulting engagement with us, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions, together with our Privacy Policy and Cookie Policy.

You confirm that you are at least 18 years of age and have the legal capacity to enter into a binding agreement. If you are acting on behalf of an organisation, you confirm you have authority to bind that organisation.

If you do not agree with any part of these Terms, we ask that you refrain from using this website or engaging our services.

4. User Responsibilities

5. Intellectual Property

Deliverables produced during a consulting engagement are provided for the client's internal business use. Clients may not publish, share, or otherwise distribute written reports or recommendations without our prior written agreement.

Any methodologies, frameworks, or analytical approaches we employ in engagements remain the property of Lebuh Strategy.

6. Payment Terms

Service fees are quoted in Malaysian Ringgit (MYR) and are confirmed upon commencement of an engagement. Fees are payable as follows unless otherwise agreed in writing:

• 50% deposit required upon commencement of the engagement
• Remaining balance due upon delivery of the written report
• Payment is accepted by bank transfer to the details provided at engagement confirmation

Refund Policy: Where a client wishes to withdraw from an engagement after commencement, the deposit is non-refundable. If we are unable to proceed with a confirmed engagement due to circumstances on our side, the full deposit will be returned.

Fees are subject to applicable Malaysian taxes where required by law.

7. Service-Specific Terms

The following additional terms apply to consulting engagements:

• Engagement timelines are indicative and may vary depending on site access, responsiveness, and complexity
• Site visits (where applicable) require reasonable access to be arranged by the client
• The written report will reflect conditions and information available at the time of the engagement
• Scope changes requested by the client after commencement may affect timeline and fees, and require written agreement
• We treat all client information with confidentiality and do not share business-specific details from engagements

8. Disclaimers

Our consulting services provide considered observations and recommendations based on professional experience and the information available during an engagement. We do not represent or suggest that any particular commercial outcome will follow from our recommendations.

Our work does not constitute legal, regulatory, architectural, or financial advice. Where such professional advice is relevant to your situation, we encourage you to engage appropriately qualified practitioners.

Website content is provided for general information purposes. While we maintain it with care, we do not warrant that it is free from error or that it will remain current at all times.

9. Limitation of Liability

To the extent permitted by Malaysian law, Lebuh Strategy's total liability arising from any engagement or use of this website shall not exceed the fee paid for the relevant service engagement.

We are not liable for indirect, consequential, or incidental losses, including loss of profit, business opportunity, or goodwill, arising from our services or recommendations.

Nothing in these Terms excludes or limits liability for fraud, death or personal injury caused by negligence, or any other liability that cannot lawfully be excluded.

10. Termination

Either party may withdraw from an engagement by providing written notice. In such circumstances, fees will be apportioned to reflect work completed to the date of termination, subject to the deposit terms in Section 6.

Clauses relating to intellectual property, confidentiality, disclaimers, and limitation of liability survive any termination of an engagement.

11. Dispute Resolution

These Terms are governed by the laws of Malaysia. In the event of a dispute, both parties agree to first attempt resolution through good-faith discussion. If informal resolution is not achieved within 30 days, disputes will be referred to the appropriate courts of Malaysia.

Both parties may also agree to refer a dispute to mediation under the Malaysian Mediation Centre before commencing formal proceedings.

12. General Provisions

• Entire Agreement: These Terms, together with any written engagement letter, form the complete agreement between the parties.
• Severability: If any provision is found unenforceable, the remaining provisions continue in full effect.
• Waiver: Failure to enforce any provision does not constitute a waiver of the right to do so subsequently.
• Assignment: You may not assign obligations under these Terms without our written consent.

13. Changes to These Terms

We may revise these Terms from time to time. When we do, the updated date at the top of this page will be changed. We encourage you to review this page before engaging our services. Continued use of the website or a new engagement commenced after a revision constitutes acceptance of the updated Terms.
